A residence is nothing but an expensive doo-dad, so the mortgage is purely on the liability side.  

When gas prices are falling people usually jump for joy and celebrate, they start traveling more and overall most are happy, except for Houstonians :-)Houston job market is heavily relying on the oil industry, and falling prices usually mean the job cuts are starting to happen.

If cost is purely the issue, there are at least 8 to 11 states where an LLC could be set up at a lower cost than that of California for instance but they may not offer a similar protection or other benefits as in Wyoming and Nevada.

who knows. usually a pure money partner with me spending no money and doing all the work from acquisition to sale is a 50/50 split of the profit. maybe you do that same?

This is purely a numbers deal plain and simple.
