So you don't over renovate nor can you necessarily push the rent prices up exhorbinately but year after year as things start to progress you start raising rents 50-100 a month until you do start pricing out those less desirable tenants and then you renovate the house to the condition that attracts the the type of tenant you want to that fringe area.
