I wouldn't necessarily say I'd hinge on the property value but an increase in rent potential in the area.

In regards to EC, I would love to pick your brain about the Redevelopment Department.  

I have picked up houses and land, easy to sell if you are game.  

Either way, at least pick up any and all pamphlets you can find so you can better understand the process.  

After going through a recent layoff, I'm looking to use this opportunity to pick up where I left in 2003 and jump back in.

The first issue I ran into was that I arbitrarily picked a rental amount that seemed fair to me without actually doing market research.

Unfortunately, I have not been able to pick myself back up financially since I moved from Pennsylvania. 

Also like your deal, four years after we purchased it, we were approached by a representative of a developer (for Walgreens) who eventually purchased our property for a profit a little more than your deal.I haven't been able to start buying lots (in future prime locations) yet for my personal investment, but I hope to pick up a couple this year.
