How do handle new painting and floor coverings?

Finally I add value to properties including fresh paint, new light fixtures, smart locks and even adding a kitchenette of laundry room if the landlord agrees that it will add value to their property to create a "second unit" out of a bedroom suite with a separate entrance.

I must replace the roof, repave the parking lot, fix several issues with the overall facade of the building and paint it. 

New insulation across first floor along with sheetrock, Alexandria Moulding trims, primer, and two coats of eggshell paint (1,100 SQFT).Installation of 15 ea. 6" recessed lighting cans across first floor with pendant lights for the dining room and over the kitchen counter.

New cabinets, and granite counter tops, full bathroom rehab in 2 bathrooms, new windows, new wood sighting on entire outside of home, new wood deck in back yard, new paint and texture job throughout.

Now that the renovation is done on that one, I’ll post the after photos to show the paint color change and stainless appliances I put in.

So for example, a flipper could be looking for distressed single family homes, unkept landscaping, broken down cars in the driveway, peeling paint, off color roof repairs, and then start to either mail, or contact the homes owners in different ways.

I don't know that I can turn four units with my guys for 15k per unit on the north side if you are doing everything (in unit laundry, dishwasher, new kitchens and baths, paint, floors, trim package).
