I have some other strategies: Buying partial interests Buying heirs interests in estates Adverse possession and gaining title via quiet title Buying property subject-to Straight Options Buying debt to turn into foreclose-able judgment liens I've done four out of the six above.

At that rate, it would take me a LONG time to get enough capital pulled together to buy more investments.To over come the capital obstacle, this year I'm working with an investor to complete a few fix-and-flips.

Will the profit you make be enough to overcome that hit to your bottom line?

My client mentioned the lawyer also did some research to ensure if they moved the disabled sibling from another state to Virginia in the future the medicaid benefits would not be adversely impacted.

I am so afraid of buying a place that I cannot rent out - how do you overcome that?

If you are risk adverse real estate, (especially out of state) is not for you.

I am very risk adverse.

I think that is a hard one to overcome also.
