If it is ordinary income than i would rather 100% bonus depreciate the carpet in which case my capital gain is still only $8,000 x 20% but not the carpet is just depreciation recapture at 25% which is less than my marginal tax rate.

Hi,Rather than working with North American Savings Bank on a non-recourse loan and having to put down 30-40%, I would like to buy a property through my solo 401k trust using private money with a better LTV and finance some or all of the repairs.Once the property is fixed up, I would do a cash out refinance into a NASB non-recourse loan and pay the private lender back.
