But it was far better than when they were just tenants who have been trained to think they are pouring their money down a dry hole.There was less turnover rate.My monthly rental rates were much above the other properties in the area.I have a rule of thumb.

I was in the Navy, we had a 1 week money management class right after boot camp and another 1-2 hour training every year and it didn't make any difference. people's money habits are either ingrained while growing up as a child from their parents or relearned as an adult due to making bad decisions for several years.

Either way, I'm going to be economical, so I do not plan on going with anything high end, but I'm having a difficult time deciding between the two.Personally, I feel like commercial carpeting will provide the longevity I am searching for, but I do not want to make the place look cheap.

But I would be peeved that they don't have their own inspector; the fee should be minimal in that case because you're just paying for a clerk to file papers, and not for somebody who has some training and thus gets paid a bit more.

Distance from my location - I thought I should start with something that won't require more then 2 hours train, though I'm not planning to manage it myself but using a PM.I gathered all the cities around and scored them on a spreadsheet and that's how I started focusing into the city to find the right neighborhood.Again I'm really sorry for the green questions but I'm taking my first baby steps and your feedback is really valuable.Lior

I had my realtor pull comps for me as well, but the rentals pulled were across the train tracks in a different community and represented a totally different price range that would have given me a false sense of expectation for a higher rent even though they were literally on the other side of the train tracks and appeared to be in close proximity to the agent.
