Would it be very beneficial to get a basic real estate license as a wholesaler or does this add too many regulations, limiting what I can do as a wholesaler?

Like I said, if a wholesaler is going to squeeze you just like a bank, seller or auctioneer then I might as well just take a pass on their services.I'm a firm believe in laying your cards down and hammering out a mutually beneficial deal.

But sellers say, since offer didn't include "&/or assigns," & because purchase agreement states: "neither this agreement nor any provision in it may be extended, amended, modified, altered or changed, except in writing Signed by Buyer & Seller," we cannot assign new Buyers without MUTUAL agreement.

You cannot arbitrarily assign more basis to one of the properties because it's more beneficial for your taxes.You can do a 1031 exchange after cost segregation, but it creates some complications under the current tax law.
