What it found is that a certain type of real estate (unleveraged residential properties) outperformed everything else on a risk-adjusted basis in both the historic and modern eras.

I'd rather spend twice as much time managing from my laptop than having to leave the house constantly leaving my wife alone with 4 screaming children.

I'll add in one other idea:  at my retail gig, one of my contractor customers was modernizing a large apartment complex (>300 units).  

Hello all, I'm looking for some recommendations for new construction builders in Tampa, Florida. Does anyone have any recommendation and anyone I should stay away from? 

The tenant’s unit is supposedly modern no-frills rental trim.

Over the long term, investing in something like Vanguard's S&P 500 Index Fund VFINX will return 11% (that's what it's returned on average every year since its inception on 8/31/1976), and if you invested in it you did nothing but push a few buttons on your laptop.  :-)  So this is just food for thought, and to each his own, but when I look back at the work I've put into my investment properties over the years I now look for a minimum 20% ROI on every addition to my portfolio. 

I make around $300 daytrading the eMini Futures, per hour on my laptop for my "retirement."

You can get short term cash flow in a lot of markets but if you're looking for long term income and equity, then you should be looking at markets with growing populations, growing jobs, good income and modern/diverse economies and industries.

That would give it a more modern look.

I have about 4 or 5 pages of them and trying to find one is getting like a search for a needle in a haystack, or in modern parlance, locating a 4-byte string in a 4k cluster of data without a search function.
