I have one friend I could approach about either partnering with me or making a hard money loan who might be able to make up the difference until I can mortgage it, but I also don't want to waste his time either and as I mentioned, I have low confidence in myself for this type of deal. 

I could always be wrong, but I'm reasonably certain it's not part of Section 8 (low income) or Section 202 (elderly).

@Aarron Light  Super interesting.I've always wondered about moving a home from a low cost of living area, where you can essentially purchase it for free or next to free and relocating it, within reason, to a higher cost of living area, set it and be well ahead.I was going a little extreme and wanted to relocate homes from Ohio/Michigan over to Ontario but couldn't seem to get any traction on import regs. 

I am asking from a landlord perspective for damages exceeding the amount of collected security deposit where there is a low likelihood of collection directly from the tenant through a judgement.

I've bought all over jefferson county and shelby county, and All things seem pretty equal as long as you buy low enough.

It finally rusted through maybe three months ago and the replacement from Lowe's was only $400-something dollars. 

If you're looking for the cheapest monthly fees and low commission splits, there are plenty of options, but as with anything I suspect you get what you pay for or... what you don't pay for.
