There's definitely some opportunity in buy-fix-flip, but you need to be prepared to know those repairs going into the deal and what propensity you may have to raise rents (I read quarterly and monthly reports on rent & vacancy rates by unit type in my area to stay attuned to this data; sometimes I literally knock doors for the data!).

@Peter W. many people will want literal cash flow (i.e. in their pockets) but you may be in a situation where you don't need more money in your pocket to figure out where to invest it but you do want your money to grow.If that's the case, then I'd say this investment could be solid from the details provided.
