I actually have been looking at the market in Bloomfield lately.

I have a management company currently and the first tenants I had were late every month and then left the lease early.

@Matt SmallKeep in mind quit claim releases your rights to the property, but if the mortgage is in both names, late payments will still affect both parties’ credit score and standing.

Initially pushed closing out to this late b/c knew tenant would have to relocated.  

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.
