Your real estate journey in Miami sounds impressive!

I interviewed a sales rep last week and felt good after the conversation.Worth noting I have no experience using them yet personally, so would recommend additional due diligence if you consider. 

Do I need to make payments to contractors, etc from accounts with the LLC name on them or can the accounts just have my first and last name (personal accounts)?

I have outlined some details below and would appreciate any insight.Our background:  We flipped properties from 2018-2022 and are still licensed general contractors and real estate agents, but have not been very active in either the last two years as we both took W2 jobs in 2022. 

Agree 100% they need to give you at least T-12 (last 24-36 mo info is better) for you to be able to get an offer.

., you should first look into traditional financings as you'll get the best rates with a conventional loan.Despite your six months off, if your new job is in the same field in which you have 16 years of experience, I believe you only need 3 months on the job to qualify that income.Lenders will want to look at your 1099s for the last two years.

In many ways I think the last two items are more personal preference.

Property #1 is in a family trust (obviously not vacant).Property #2, the woman (at property #1) said “I just saw them last week”.That’s two strikes.
