Technically correct, but since you are paying them for advice and a service, it seems having their expertise in guiding the transaction would benefit the 1031 exchanger.

Investor has a bad experience and is out $, and the vendor lost a customer.Marketing and data providers need to be focusing on ensuring their clients success by providing them not only a quality product/service, but the expertise to navigate direct to seller marketing.

@V.G Jason No amount of market knowledge or expertise can insulate your business from external events outside of your control. 

Utilize their expertise to gain a deeper understanding of the specific neighborhood, property condition, and market dynamics.

Being new to REI, I think I should take advantage of soe professional expertise in lending instead of trying to learn it all myself before getting my first property. 

Yes there are many ways indeed, in your expertise which one have you seen the most success with and why?

@Bill Brandt  I could not agree more - consider the background and expertise (or lack thereof) of the person you are thinking of taking advice from. 

As stated in a comment above, I have not heard of a CPA ever doing this, and it does require legal expertise to be able to draft an Operating Agreement well.
