I just finished my first house hack and have spent the past three months renovating to get it rent ready.

I have this in my finished basement and it's doing a great job of heating my house so long that I keep the basement door open.

It is mostly updated, but needs some finishing touches such as new flooring in the bedrooms and probably some better landscaping. 

My wife and I recently moved and with the equity from selling our old home we were able to buy our new house 30k below market value with only having to finance less than half which was awesome and kept a portion to finish minor rehabs inside and to redo the roof and siding.

Two weeks ago when we finished a remodel on one of my rental houses the leaves in the front yard were blown/raked into a pile and places in five paper bags my county requires.

You can buy a fixer-upper for a discount, fix-it-up  and increase the value, but not by increasing the rents and the problem you have with single family homes is once you reach the comps you are finished with forcing the property to appreciate.

There really is no formula for estimating rehab costs unless you are doing the same kinds of homes with the same kinds of finishes with the same contractors.1.

I think to many people stretch themselves too far and they are never in control, from start to finish.

We don't want cheap quality finishes but we don't need $400 a square foot finishes either.
