For those of you that are Property Managers (managing rental properties for others) or as owners managing your own properties, are you changing any of your procedures (conducting showings differently, rent collection, etc...)?

I know there are a few options that replace collecting a traditional security deposit.

I'd rather the market stay where it is and collect rent than a downturn, a good deal, and no rent income.

The other thing here is look for and collect all pet damage assessments.Do not confuse "Service Animals" with pets.

That's for some tenants who do not pay on time, and a property I'm not collecting market rent for (normally rents at $2,600 but missed rental season so renting at $2,000).What should I do?

I’ve been contemplating getting rid of my property manager which is renters warehouse and use an app like cozy to collect payment and manage my rental myself.

This give the total value of all the profit collected if someone deposited it in a checking account every month and left it alone.

I'm collecting rent from there this evening.
