The likelihood that you will ever see a dime is super small.The best thing you can do is make sure to file the judgement with the county (or whichever area you need to) for the eviction as well as a judgement for the rent owed.

In the 28 years I have done commercial lending, I don't believe I have ever seen a reputable lender place a loan in default for a DSC covenant violation.

(and the house next door which is 150 sq. ft. larger but the same with 3 beds and 2 baths and has not been updated since 2000 just sold for $315k).

Some of the larger expenses-Interior/Exterior Paint, Storm shutters for a few of the front large windows, added additional cabinets to one unit, New refrigerator from Dent/Scratch store after old one died, Laundry units that tenant pays +$50/mo for etc.

Good buys north  of Huntsville too if you are ever interested, depending on your comfort level.
