It’s a two story, the top level is a 2 bedroom apartment and below is a large 2 bay garage, office and bathroom.

We did a search of the number of full sun 3+ acre flat/level lots close to downtown Portland and the list is small.

It has multiple levels of lockout.

It has helped many achieve levels quicker than if they were to go at it alone.

Some guys need that level of daily supervision.You can have work done good, cheap and fast - buy you only can pick two.Problem for many OOS investors is that they are not on the job every day, or every other day, and expect someone for a very low hourly rate to not only manage themselves, but manage the project.

Perhaps you purchased a top-of-the-line boiler and your energy costs are 25% lower because of that...

Both have inherent risks, levels of influence available to an investor, and the possibility of principal lost.The level of “control” you feel you may have over real estate does not negate the fact that there things you cannot control.

Hard money lenders usually lend based on your level of experience.
