I did manage to get an extra 5% off a significant purchase of landscaping blocks from retail, but most of the consumables are already at market price and Lowe's advertises the bulk savings right there at the item sticker for contractors.

I would say look at the area, look at demographics, and reach out to property managers wherever you are looking and ask them how their rental market has been.

Also there is nothing preventing you from doing a little property rehab while you live there. adding carports, landscaping, storage units, driveways etc.. to boost your property value and gaining equity either to refinance or open a HELOC to fund your next investment.

I'd agree with a lot of the above posts as well but would sum it all up with this: Rent- study the local area rents and price according to your finish, location, terms and competitionTerm- go with a lease term that suits your business plan but consider the tenants' demographic as well (professional looking for short lease, family looking for long lease, college kids looking for the rest of the term...)Qualifications- I look at WHY credit is bad and use that more than the number.
