I'm new to the site and would love to hear some success stories with people who have invested with remax/fig in Utah or Texas.

It has been tough for lots of people in this area for some time.Last year there was a "temporary" cap set on rent increases. 

There will always be more risk with something vacant, you're probably going to be counting on one person as your "eyes" on the project (or at least for "security", overall)- and the more hands on/ closer they live / able to visit site frequently, the better. whether that is your gc, a project or property manager, or your handyman/even yard maintenance guy, neighboring teenager, or whoever- this person is key

Just remember real estate the last five years was an anomaly and it usually takes 5+ years of hold time before you could walk away with profits from a home - which last few years made people think that holding real estate for short periods is profitable - historically it’s not

Differences such as alterations, abnormal bedroom counts for the neighborhood (i.e. 8 bedrooms in a neighborhood full of 3/2s) etc

That got me thinking though... there's got to be people out there lending on deals even if they don't have a big portfolio(s)....

If it counts as your primary while you’re renting out rooms you get the full $500k.

That included rehab pros in the US and people who normally love rehabbing.Personally, I'd never rent anything long term.
