You may still have to use kilz primer and repaint (especially ceilings) and replace carpet if the smoke damage is really bad though.

I had to contact the police today because she was threatening my child with foul language saying "You're going to stop all that mot#$%@$@king running and you better shut the F#$% up" the boyfriend stopped her from aggressively coming to my unit after she banged on the ceiling he told her repeatedly that she was wrong and she keeps harassing me and my son who is 3 years old.

What igets me is tenants for a week or more didn't say anything about a leak that was evidently coming from the ceiling and dripping down the walls.They are students who continue to stay after there lease, so are now month to month.

Assume that their all good.There are grounded outlets but not GFCI protected.Doors open and close.Seems structurally sound.House hasn’t been renovated from 1970s.Lots of popcorn ceilings and only one with a stain in it.MY ASK: does $30k still sound right?

I guess my debate is how much better is insulation then 5/8th dry wall - as it will be quite a bit more costly to rip out the existing ceiling and purchase the insulation than it would be to add on top of the existing ceiling.

I’d like it to be flush with the joists so the ceiling is flat.
