People Think they will like the house from the photos, but are not impressed after they view it.  

So I drove over there to see for myself what was going on, and I learned that they didn't actually live there and the people who did had no idea who my applicants were.That prompted me to do some additional research in which I found their Facebook page that had numerous photos of them drinking and partying with lots of people in their current rental house (which I'm sure was trashed and probably why they didn't list it). 

We haven’t forgotten about the postcards though and will catch up on them at some point soon.

That being said, I am now playing catch up with the west valley market and am looking forward to getting something rolling over there.  

And, the mortgage broker didn't catch this for a solid four (almost five) weeks - and just over a week before our scheduled close. 

I was surprised but I knew there was a catch.

If I want to do my own marketing - say direct mail, or even set up a lead-catching website - am I obligated (ethically or legally) to list my brokerage with those marketing materials?

I figure that his "management" will probably exceed my time spent keeping the Quickbooks up to date, but he is still concerned that giving credit to the management as a capital contribution will take too long in catching up that I'd be better off getting a return elsewhere.

Professionally, my company works with vacation homeowners and property managers across the US - what you describe is something of a black hole where it seems the market just moved faster than the regulators who have been in catch-up mode.
