Not attempt a 1031 exchange when their intent is to hold real estate productively simply because they are afraid their intent won't be believed.There is wisdom in many counselors and it is in working with your professional team that you will find wisdom to decide whether or not to use a 1031 on a sale.One powerful trend that @Zachary Curry is referencing though is the tool of the reverse exchange and the increasing willingness of lenders to make those kinds of bridge loans that allow investors to lock up their next project at today's prices while positioning their current property so it can enjoy longer gains and further establish intent as use of qualified property.  

First learn the many ways to control real estate, use some power prospecting techniques, find below market houses, control them with a skinny or hybrid contract offer subject to assignment.

Power in the house has been disconnected for 4+ years and Georgia Power has removed the line going from the house to the street line.

Very possible just dropping the air ducts to the floor, blowing some insulation and putting in a power attic ventilator will get you another 10 degrees.  

I usually send the "Authorization to Release Information" form along with a power of attorney to the bank.

Just make sure the timer batteries are changes out regularly.

Not vented, and for a house with 3 full bathrooms and a kitchen there is only one visible pipe vent and whatsmore is that it’s on the opposite side of the house from all the bathrooms.He even shows me where there is a tear in the main power line coming in from the street with bare wire exposed.The plumber also shared with us that any good GC worth their salt will file their own permits for the work they do with the State.This house had no permits which leads me to believe the seller hired some very shady contractors.Ok so at this point I’m pretty much done with the seller.My RE agent is trying to save the sale by continuing to tell me to get an Inspector (for $400) and have them make up a list of all the problems to negotiate with the seller over.I thought I was very courteous and clear when I said “If the seller will pull permits and get the house up to code we can move forward”.The RE agent contacted the seller and his response was “You can get the permits on your own after you buy the house, but I won’t get any permits”.And that’s when we walked away.Good experience and well worth the $100 we paid the plumber I thought.We also stopped talking to that Real Estate company after that.From this experience I have absolutely no faith or see any reason to hire an Inspector.

That is the power of inferential learning.
