That's the price that is paid for having free choice.

Also with all that can happen after the property is sold that is entirely outside of the control of the wholesaler; such as poor management of repairs, poor design choices, or lackluster marketing, listing options, or simply disastrous luck not everything can be attributed solely to the buy source. 

Make sure to check out the podcasts, webinars and browse through the forums, they are very resourceful.I don't know much about the Florida market, but building a house from a distance without any previous experience would not be my first choice.

Hi @Denisha Choice, welcome to the BP community!

I am ready to begin sending out letters but don't know where to start, what a standard/above average letter looks like or if letters are even the method of choice!

INSTEAD, just raise her rent $400 (or whatever) per month. ( I saw  you commented her lease runs for awhile,but she is in violation of her lease...her choice would be increased  rent or  lose the AirBnB.)

Here are a few that I would recommend giving a call: Best Choice Home Inspectors (John has investing experience, too, which I like), First Inspections (Bryan Duff; actually out of Dayton, but will travel to Cincy), and Gerard Home Inspections. 

And I don't think impeding a  tenant's comfort/temperate choice should over ride costs.
