I noticed BU is looking to increase its total enrollment to 20,000 students by growing their graduate population and I’d assume this would positively affect the student rental market. 2) So far, I’ve noticed many student rentals on the south-east section of west side (13905) by Oak St., Seminary Ave., Walnut St., etc which I’m assuming are desirable because they’re closest to the downtown area.

Can't figure out where to house its population?

-Large, consistent renter population.

I started my investing career by house hacking, but that was back in 2011 when most of the population wasn't trying to buy investment properties. 

Also understand the employment and demo figures for your 1 & 3 mile population.  

Second, our ADR's are in the range a large segment of the population can afford.

I only invest in heavily populated areas so I had to pass on the Tennessee suburbs.That's the other thing, define your business model so you don't waste time in this process, the more you have planned the easier and faster things will go for you.Good luck!
