Would getting preapproved for a loan before graduation/starting work vs. after starting work somehow affect the rate we would get on the loan once we start making offers?

I have tried hard money lenders but repeatedly denied because what I'm asking for is under 100k Anyway i can go about getting this funded with little to no cash down?

Since the entire drive way side will need to be dug up now for full line replacement, they are suggesting getting that side waterproofed while it is open, since they will need to dig further down and the foundation has been affected over time.

Assuming their income was affected, even if they don't pay in full, I would expect them to do a payment plan and catch up later.
