Funding Potential Rental Property -- HELP

Hello,

This is my first time buying real estate for rental income. I have a little reserve on hand. I am currently looking to get under contract with a property (Duplex) that will potential net me gross $1600/mo. 

I am hesitant with getting under contract and cannot fulfill the obligation of closing due to financing. I have tried hard money lenders but repeatedly denied because what I'm asking for is under 100k Anyway i can go about getting this funded with little to no cash down?

I want to close fast or get under contract fast and with confidence because the seller has other interested parties.

Scope:

Listing: 51k

Purchase: 40K

Rehab:40K

ARV: 126k
