There is a Mortgage Recording Tax of around 2.175%So imagine you buy a property worth $2 Million, put down 20% or $400k.Then you create another lien, say $500k.That will cost you $500k x 2.175% = $10,875.Further, if you really want to make this a valid loan, you would probably create a LLC, fund it the $500k, have it establish the new lien on the property, let it get paid the Interest.Now you will have to pay tax on the Interest and filing fees for the LLC and have a CPA do your Tax Returns.That might be worth it to someone, but to me, it's a little over kill when you can just get an umbrella policy for less than $300 per year that will cover you an additional $2 Million.

No one will sell you a general liability policy for less than 10 times the insurance a PA contractor needs, so...As you can see, pretty much the whole Pennsylvania GC registration licensing system is all smoke and mirrors designed to give the public a cheap illusion of confidence in an army of bumbling handymen and to keep a second army of insurance industry lobbyists fat and happy.It's a bit different if you want an electrician's license for the city, and plumbing licenses, yeah, they're the real deal.There is absolutely no conflict between being a PA-registered or Pittsburgh-licensed GC and having a real estate license.

I also put a guest policy in my leases that says someone can't stay for more than 5 days, so if they let someone move in without qualifying they would be in violation of the lease.

New owner).I'm still waiting on my offer to be accepted but before placing an offer, my due diligence was to make sure I had a contingency in place since there are things like ground rent in my area hat I have to also consider as well as an astringent City Code/Housing office that notoriously places liens that don't show up right away.Not sure if this is helpful for you on this current transaction but it may be helpful to spend the few extra hundred dollars for the enhanced title insurance when purchasing in all cash or on non-traditional (I.e REOs//estate/divorce) properties.Do you mind elaborating on what your agent says an Enhanced Owners Policy does for you in this type of situation?
