The drawbacks of the SDIRA are the contribution limits and that IF you want to borrow non-recourse money there is paperwork and a small tax that apply. 

Some lenders will pay a decent salary and small basis points, (commission percentage) some will pay a minimum wage salary and bigger basis points, and others pay 100% commission with some very high basis points. 

*Side note some policies may offer "Repair Cost" settlement which is a nice option that falls in the middle of RCV and ACV and may not require you to insure the dwelling at the full replacement cost estimate.For those outside the major Ohio cities you may have a small stroke hearing someone say to insure it for less than the full RCV.

I got 2 quotes from larger companies :$5500/side.and one from a small sole proprietor: $4000/side for a Goodman but he would work with me to replace both sides.

Absolutely, but it will be helpful for the small handful deals you are representing yourself in an open sale, but in private sales it is becoming harder and harder in the current market climate to say I want to buy your property and you are going to pay me a commission on top of that.
