So that part works for your dad.The biggest hurdle is going to be that the statutory order of a 1031 exchange is that you must sell before purchasing.  

That is always a big hurdle to get over. 

The hurdle is that you have to serve her in California.

That seems unreasonable.

Hello Everyone,I have a Contract in Place to close on a house by next week.This is my First Rehab Project.I have been looking for the houses for the past 6 months and also paid for Seminar/Workshop to study the Flipping Process.I finally decided to jump in this business,because i think i have found a house,in which i might make some money,but obviously not without encountering number of hurdles and obstacles.I have come across my first hurdle,which is, I am in need of a good General Contractor who can do the Rehab work and give me an estimate on it.Does any one in the Cincinnati Region has any Recommendations?

The biggest hurdle to most investors would be having good tenants after the homes are fixed up.

The stress, the sacrifice, and the unrelenting journey for the few that "make it" where every hurdle is circumvented or just blown directly through.  

Buyers did all they could to follow escrow schedule while selling agent did not perform as outlined in escrow schedule (selling agent/seller chose escrow company).Selling agent requested us to remove loan contingency, while buyers submitted a notice to perform to seller to deliver the all the signed lease agreements as well as a 1 week extension on closing date for loan (loan officer and buyer's agent have strong relationship and in my understanding, had to work really hard to get through all the hurdles so far).Can I get your thoughts on the situation, potential scenarios, and how the buyer can successfully purchase the home?

Sometimes you can overcome these hurdles with a higher down payment as was suggested above.Good luck!
