The settlement agent conducting the closing will be able to share what options there are to accomplish this (quit claim, straight transfers, etc.).

I am not sold that it is as easy as claims and just another young social media guru taking advantage and that doing their process will be very time consuming to get a lead that goes through.

Should I close my LLC and Quit-Claim Deed the property back into my name and just do an Umbella insurance policy?  

She will not waste money and time to file a Small Claims Suit over a $200 charge when she knows you have evidence to back up your charges.Cut off communication immediately.

I am worried about any issues with the seller and what they may of may not claim.

This applies to house hunters for construction crews (or high-value individuals), insurance claim relocation specialists, and nursing contract placement coordinators. 

Seller requests buyers cooperation in such an exchange and agrees to hold Buyer harmless from any and all costs, claims, liabilities or delays in time resulting from such an exchange.

I know it is a capital improvement and needs to be depreciated - which makes me think to claim it in 2023 when the work was done, but since we didn't pay it until 2024 - that seems wrong. 

I sued them in small claims court, and now the judge has issued a default judgement in my favor.

It's also disingenuous that they have all these claims of refunds etc. but they keep their fee off an amount that was never paid.
