Based on what you shared you are not financially qualified to own real estate.

I want to start investing in real estate in America in the near future, since I am not in America, I live in Europe, more precisely in Serbia, any advice and contact will mean a lot to me.

That being said, anything can happen, but if you run your numbers accordingly, make sure that your contractor is trusted and do all the other stuff you'll be a little more protected than the next person flipping that does not do this type of calculation.

Depending on the type of commercial you want to get into my suggestion is to go work for a company that does commercial real estate as learning from people who do it and getting paid at the same time is not a bad strategy
