Most likely: You get the entire deduction and are never audited, or if audited, still get the deduction.If you are a landlord with more than one unit and those 2+ units are not triple net leased, will I represent you in Tax Court on a contingency basis?

How old is the roof, furnaces, hot water tanks A/C etc.. if you are setting aside $240 a month and all these things have 5 years or less left on them then you better double or triple the cost for repairs each month.

Sacramento is a great market for multiple reason... rent growth rent triple the national average, plenty of appreciation coming from Bay Area migration of millennials, tech companies moving out here and tech employees from the Bay Area working remotely out here, and if the high speed rail project gets completed in the next 10-20 years and connects Sacramento to SF in less than an hour the Sacramento market will absolutely EXPLODE.Plus, beginning investors like the idea they can go and visit the property any time they want, specifically in an emergency situation.

I sold some houses that had no major problems but buyer’s home inspectors made it all sound so horrible that buyers got scared out of buying and the inspector could double or triple collect on the same customer.

The dividends might help you eat without selling shares, but real money is made when the price of Amazon doubles or triples over time.Now I believe a dividend helps support the price of a stock, so I wouldnt ignore it all together.

There is one street a few hundred feet away that has 5 three unit triple deckers all side by side and right across the street are some brick 4 units that I believe are owned by the town for elderly/low income housing so why would I not be able to convert my two family, literally across the street, from a two to a four unit?
