You also can't give an option beyond the term of your purchase agreement. " Do you mean to say that if I do a CFD, and then hand out a lease option to a tenant buyer, I must first fufil my CFD contract before the lease-option cean be exercised by the tenant buyer?

Some of the less expensive (<$500) ways to start marketing: Website, bandit signs, hand-written yellow letters, postcards, door hangers, business cards (that I hand out like candy), fliers...I'm getting started on a shoestring myself and, if you take out the $1000 direct-mail campaign I'm doing, I've spent less than $500 and have had half a dozen leads and one potential deal on the cooker.

Also as we built trust with our handyman and the tenants he was able to handle some items for us (repairs/app handouts/ unlock units for showings/ assist with tenant move ins)  ideally its nice to have someone on site in an office but not all complexes that size even have office space.
