Can anyone give me advice on how to go about it if it's worth it?

GC in my area cost 10% of the total and I would say that is worth it for what they provide, but if you have the knowledge and willingness to be on the phone with subs (and spend a lot of time on site) you could save that by DIYing it.

Also the cost of membership is exorbitant and I don’t think worth the money.

But keep in ind that financing will be more expensive and tougher to find and investing 200k does not mean that ADU will be worth 200k.

If a single-family owner-occupied property is worth $400,000 - I wouldn't invest more than $280,000 (70%) in a note secured by the property.ITV takes priority over desired yield - so even if the note discounts to $350,000 based on desired yield, the investor still won't go beyond their maximum ITV. 

In the end, completely worth it. 

I don't have enough info to tell you if yours will be worth that.

I’ve never found it worth it.

Hospitality, attention to detail, cleaning/handyman team, programs used for bookings and calendar organization, inventory audits, home maintenance, etc. are all extremely important but all of that doesn't even begin to describe all of the things an experienced property manager does.It is a matter of how much time and energy you have to invest in your properties and if that time and energy is worth it to you.

It has been worth the hassle.
