I'm based in California and am struggling to find a property management service.

We will continue to have an influx of transplants from high tax, high regulation states like CA and NY. 

This Spring the inspection scheduler "Beverly" retired and the whole program moved to a 3rd party contractor out of California who now handles scheduling (with the expected miscommunication and inability to make quick decisions resulting).I have been a supporter of LMHA and the Section 8 housing choice voucher program here in Toledo, Lucas County, Maumee, Perrysburg, and surrounding areas but the program really is now costing far more than we get out of it.

I've been a RE developer for nearly 20 years with a majority of my work in the CA market.

The only reason I even considered this is we stayed in an Airbnb in Temecula CA and the APP they used was awesome for info and details.

Unfortunately, we live in California so we would have to pay significant capital gains if we sell.

The contractor didn't want to pick them - it was a 15 mile drive (in California traffic, this would take a lot of time).
