I'd recommend researching areas to see that they have:- Low unemployment- High demand for housing - relatively low inventory- local job creation/booming local economy- high avg/median income- increasing population- low average days-on-market (DOM)- history of rent and property value increases YOY- low crime- highly-rated schools (or above average)I'd compare the target neighborhood to surrounding neighborhoods and/or nearest metro areas.

OR I become the only traditional residental lot and it changes absolutely nothing and my land value growth is still significantly capped because it will always be surrounded by MH zone, or stagnate until someone can buy out the whole area like has happened recently in other nearby areas in the city.

@Caleb Brake I have investments in Lewisville and it is true that Lewisville and surrounding don't have any 2,3,4plex.This is not to say that there isn't any but it has turn out that the duplex available are been sold individually as residential and not income because the sale price is higher that way.SFH with a down of 40% / 50% in Lewisville will give you a good return.

yes can definitely replace just the bathtub but i would do the surround as well . since its leaking would want to see what the condition is below . very important as water damage can produce mold

As for my own market and the surrounding areas, I'm in one of those areas where the best I'm going to do is $500 monthly negative cash flow as opposed to $1,000 monthly negative cash flow.
