I would not look to a stranger to plan my investment strategy for me. 

Although the thought of walking into a room full of strangers at this moment is imagined as intimidating, I am certain that once I attain a bit more knowledge and confidence, I'll be ready to walk the plank.Thanks for the responses, both.

Now my situation is not the same as most, where I own the mobile home parks I am selling homes in- so my risk is not anywhere near the same as someone financing homes in a strangers park.

More specifically, I:1) Got the deal more directly than my partner for ~$5-15K less2) Negotiated and performed all inspections ahead of other prospective buyers3) Talked another investor out of the deal at the closing table to get the contract for no more than we originally planned (after over an hour.. one of the stranger circumstances I've experienced in a while, but got a smile, business card, and potential future partner in the process!

And what about your stuff... would you not be worried about your stuff with strangers rolling your place especially if you were NOT present when the property was shown?

It might freak my wife out that strangers know where we live.

First it will be friends and family, then strangers.  

I compare that to what they told me on the phone.Not a snowball's chance in hell would I ever give a key to a total stranger for a copy of a  driver's license or a $20 key deposit or their firstborn.

I am also afraid to meet a total stranger in an empty house that I have no info on.If someone was to really insist that they needed to see it before the rental open, I agree to if they will be prescreened over the phone and email me a copy of their drivers’ license.

I don't think I ever assigned a contract to a complete stranger.
