STR - People vacationing so you'd likely want to be near attractions (stadiums, downtown, etc).  

Area going bad, stadium not upkept, bad winds????

Highest demand and daily rates are areas close to the airport and other attractions such as Raymond James Stadium, Busch Gardens, etc. 

Good areas around the west side of Mesa around Mesa Riverview and the Cubs spring training stadium or Mesa Community College or I also like the Dobson Ranch area farther south.

Stay close to stadium and campus if possible.
