Normally, in buildings that we have maintained for a while, I wouldn't expect, in one property, to have more than half the toilets with broken seals at a given time because we repair them as soon as we get a report of a toilet rocking.

Goodman has a reputation for cheap parts, and American Standard I'm only familiar with building toilets.

I have bathrooms setup with basics (toilet paper, nice towels, soap, etc).

Why not just invest in the stock market via an low expense S&P 500 Index Fund, which since inception has a CAGR of 9.5% and includes  no hassles, no tenants, and no toilets.

The toilets in a 3 million, 1 million and 200k property all cost about the same to change.

It's going in the toilet because too many tenants have taken over what was once a predominantly owner occupied area.
