It will work, but whomever is spraying it will need a learning curve. 

If you had the No Smoking Clause in your lease then that is your reason for eviction.The amount of mold you are talking about, a spray bottle of equal parts bleach and water will take care of that with glove use and just wipe away. 

A window sill can easily be replaced but it would be good to have an attic inspection to look for more damage.In the southwest, I will have the home sprayed after purchase to halt any further damage. 

He mentioned that he pays a one woman pest control company $30 bucks a month to go in and spray all of the rentals he manages. 

I would spray the cabinets white, new silver knobs/hardware, new countertop and maybe switch the appliances to stainless.All of that would brighten up the whole space

@Adam Roberts - I do sprays once a month for my apts in Cincinnati because we don't want any bed bugs.

We usually spray ceilings and trim, and then roll the walls.

Picking one paint color and painting your trim and walls the same color can make spraying a huge time saver with a superior result.Hardwood floor refinishing could also be a valuable skill.

I used epoxy and a little tint and spray paint and turned it into faux marble. 

My biggest concern is that in mid 2017 a contractor recommended the unit be sprayed for roaches.
