If you had the No Smoking Clause in your lease then that is your reason for eviction.The amount of mold you are talking about, a spray bottle of equal parts bleach and water will take care of that with glove use and just wipe away.

A window sill can easily be replaced but it would be good to have an attic inspection to look for more damage.In the southwest, I will have the home sprayed after purchase to halt any further damage.

I would spray the cabinets white, new silver knobs/hardware, new countertop and maybe switch the appliances to stainless.All of that would brighten up the whole space
