Planning on renting the current residence home to group home in Minnesota as we move into a new home.

Unless you have a solid plan to turn this around, selling now and cutting your losses might be the best move.

I was told by another investor that I will run into a seasoning problem, but i don't see how if i don't plan on refinancing.

I feel like the seller would wait and I could just buy it in cash since I do plan to refinance it anyway and pull out the equity once I’ve done some repairs/upgrades.

I also have some cash reserves that I plan to dump into a contingency fund for each unit. 

Spend the $25,000 on a deal not a consultant.

Some other factors to consider - How long are you planning to hold this property?

also if you plan on purchasing these mobile homes to place on the lots.
