Does the city have impact fees, is there a lot of clearing and excavation work, soil conditions, engineering, are utilities convenient, plans, surveys, etc, etc.  

I have a LVP project now, but sub floors aren't as level and perfect as one would like so was thinking glue down with luan underneath would be more sturdy and hold up better in this case than floating locking style.

Underneath the cabin was some sort of cave where the owners stored meats.  

Mercury tanning facility, etc...Pay attention to this upfront>>>Quality, quantity and availability of well water, soil perk sample from around the site, availability of LP year round, availability of cellular, and internet.Pay attention to this upfront>>>How far (cost and time) will it be to run electric to the site, and how much electric can the power company provide without having to make major super costly improvements (that they will charge you for in cash upfront before doing the work).

Mind you, if they are looking to invest, they would need to see how many homes they would be able to place on the lots and get the soil evaluated for septic systems after zoning consultation. 

After years of attempting to work with the county the neighborhood she was in was being demolished due to toxic substances in the soil from a nearby recycling business. 

Do you have large trees around the house that could be in the way of direct sunlight to dry the wood/soil/etc?

I know here in Chicago, Illinois you can get a series LLC which allows you to have one primary LLC and then open a series of others underneath it. 

To further complicate it, it's a mobile home on a foundation that needs some work done underneath to begin with, and most don't even want to talk about it.

We're having a soil sample test done next week.
