@Stephen Bell @John Cohen  The fire pit and grilling station issue will depend more on the building structure surrounding the area. 

There is a group in Weston that does a lunch at Primetime Grill once a month and a chapter of the national REIA called BREIA.  

I'd do the patio (cover if you can afford it) and buy a nice grill that you can keep or sell with the house.

Tucson is a heavy travel destination in the winter time (although we're getting our butts kicked by El Nino) and I, as it happened, recently had my parents visit for the first time so I'm (relatively) flush with clean towels, bed linens and a new grill. 

They claimed they couldn't get folks that met my standards (non smokers, no pets, stable job history, no criminal background, and sufficient income).

Common causes are a nearby bbq grill, burning debris or leaves too close to the house, etc.

There is a little bit of my home in every STR of mine; kegorator, fire pit, pellet gun & pigeon bait, propane or gas grill, Netflix, adult movies, 2 sets of boxing gloves and headgear, artwork of scantily clad women, etc.
