A door lock doesn't function, four cracked windows, a broken door handle...those sound like issues the PM should have found during the inspection.When you get a lot of repair requests from a new tenant and they seem to be legit, I would recommend they spend a week or two getting settled, write down all the issues they come across, then send your contractor to handle everything at once.

In some places you can't put bedroom door locks on unless you are a boarding house, although I am not sure if any one checks that.Another thought is if you don't have central air there some boarding houses that have a monthly air conditioning charge if you put a window unit in.

This is just the normal operating costs, never mind the big things that come up occasionally with capex like when you have to replace a major component (furnace, water heater, sewer line, driveway, steps, deck, windows, roof, doors, siding, landscaping, etc,) and it costs $10-20k.

My sister had my parents' house passed down to her in a quick claim deed, which is also fully paid off Zestimate ~$420K, but she does have some "good debt", roof/windows for house $50K and car payments for her car and my mother's $25K= total debt $75K.

I don't pay much attention to IRR alone, as GP can make up any number there he wants by sliding to more aggressive cap rate compression projections at exit, one can move IRR from 10-20% easily.
