@Eli JacksonThe best sound advice I can give you on getting started is to cool your jets a bit and get $25K on the side that you could put in a little pile on the sidewalk, douse it in gasoline, light it up, and still be all right with your finances and your family.While you're busy getting your money straight you can learn more about real estate investing, make contacts, and refine your business plan.If saving $25K in 2-3 years is an insurmountable target for you and your family, real estate investing might not be the best of ideas for you.

It sounds cumbersome but if that's what it takes.The first fine we received was because a tenant had ripped out her living room carpet (her child urinated on it), dumped it on the sidewalk (without an type of communication to us) and required we change it which we had agreed to prior not including the rip it yourself part.

We are putting a washer and dryer hookups in each unit, fixing the side walk and getting landscaping (which is a must), taking out popcorn ceilings in 2 units (the other unit looks fine) bc there are stains and smoke smell.

I searched for a topic like this and couldn’t find anything but feel free to direct me to the appropriate post where this has been covered before.My girlfriend and I were walking the dog in the morning when we encountered a garbage bin on the sidewalk (it was not garbage day) which is a pet peeve of my girlfriend.

IRA Pub 527 will tell you that there are three basic class life categories for your rental property. 27.5 year property is anything that is an integral component of the dwelling structure - such as roof, windows, HVAC, water heater, etc. 15 year property covers most of your landscaping items, such as new sod, sidewalks, trees, etc. 5 year property covers all the furniture and furnishings that you provide for your tenant's use (kitchen and laundry appliances, area rugs, furniture, window air conditioner, etc.

. - Here's an article [ Natural Soultions for Keeping Animals off Your Lawn ] I just found with some other solutions, though I'm not sure I'd use moth balls . . . doesn't sound like a safe thing for the lawn or any kids that might end up passing by (kids love walking on lawn edges as they stroll down the sidewalk).
