Like Justin said, don't limit yourself to 3/2's some of these 3/1 or 1.5's have potential to be converted into 3/2's. 

The tenant pays so....unless you have a gross tenant i.e. multi-family, they don't care.Roofing systems are a better area, but tons of contractors are pitching their spray foam stuff now. 

So put down that Caramel Latte with Half Foam and Extra Sugar that sets you back a day's wages.

The laminate goes over a thin foam layer so it's fairly forgiving and strong enough to bridge slight changes in the subfloor.
