I recently did a comparison of San Diego average profit from appreciation on SFR in last 5 years versus profit from cash flow of average Midwest SFR for last 50 years and San Diego  average SFR RE had more appreciation in last 5 years than the Midwest appreciation for last 50 years.

There is no comparison.

The closer it is in comparison, the more the appraiser will be able to use it to justify your value.

It is an unfair comparison if investors are only comparing relative to the 2008-2012 period.

Quantities are fine as this will help to get to "apples to apples" comparison when looking at cost and amount of work.
