I’m looking to pivot my focus to the North Carolina market and would appreciate your insights.I’m specifically in search of lenders who offer refinance loans tailored for non-U.S. citizens, ideally with shorter seasoning requirements.

We’re also open to any advice or guidance from seasoned investors who have experience in this space.

The pros to them are vast though, no cap on how many mortgages you hold, they don't show up on your credit report, the closings are quicker, the rates are competitive, we only require a soft credit check, no tax returns or employment requirements, and the seasoning periods a very short.

From my experience, most people don’t pay much attention to their tax rate until it’s tax season, but a small percentage are proactive and keep track throughout the year.

The rental market does seem volatile, with the higher prices only supported in the high season (may-sept lease start).

I’d also recommend looking into off-season demand, as coastal markets can fluctuate.

If you're worried about the seasonality of the Dells area and filling vacancies during "off times" aka winter.

At the beginning of every winter season, I send a message to the tenants with the account information and let them know to call the gas company if the heat goes out.
