Does anyone know if traditional IRA (Individual Retirement Account) funds that are rolled into a Solo 401(k) are eligible for the UBIT exemption available in Solo 401(k)s when the UBIT is triggered by UDFI?

I could've lent the money out or invested in notes, but I'm more interested right now in asset accumulation.I ended up simply rolling my SDIRA into my current 401k and taking a loan against that, thereby being able to utilize almost 100% of those funds (not quite at $100k in the 401k, but close) and purchase a duplex with a conventional 30 year loan.If I had $150k or more in my SDIRA I would have looked at other options, but with only $50k I found the path I chose to make the most sense.

Take the profits from the AirBnb and roll them into apartments.Apartments may take longer to create equity, but I'd rather do one 50 unit deal than several smaller deals.

And while the borrower doesn’t have to come to closing with this money (it’s rolled into the loan) it’s still there – making an FHA loan have higher costs and higher APRs because of it.Are there any other differences between Fannie Mae and FHA?

@Helen Rolls , yes, I remember that article about CapEx expenses and it made a big impression on me - I suppose what's "easy" about this purchase/CapEx is that everything needs to be replaced fairly soon (half of the heating system, roof, foundation work, and windows!).
